Orange County

Orange County multifamily had 15 Closed Sales Last Week. This is down from 20 closed sales in the prior week but still about average for the number of weekly sales for Orange County. Closed Sales - Average Days on Market was also about normal at 43 days.

The Orange County SALE OF THE WEEK was a 4 plex on Coriander Dr. in Costa Mesa The property was listed at $2,000,000 and sold for $2,097,950 in 9 days. This is the highest sale price ever in the area by over $150,000. This 4 plex is located in what is known as the “Spice Streets” area of Costa Mesa, this area is an area of pride of ownership 4 plexes.  This particular property is located on a corner lot. Recent improvements were a newer roof and exterior paint approx. 6 years ago. The 3 bedroom 2 bath front unit had been recently upgraded including remodeled granite kitchen counters and appliances, recessed lights, remodeled bathrooms, paint, and flooring. The other 3 units are all 2 bedroom 2 bath units.

Orange County multifamily listing inventory had 21 New Listings Last Week. This is a good, strong week of new listings for Orange County. With the influx of new listings, the Total Number of Active Listings increased from 126 listings in the prior week to 130 Total Number of Active Listings last week.

Long Beach

Long Beach multifamily had an average week with 9 Closed Sales Last Week. Closed Sales - Average Days on Market was 47 days and there were 2 All Cash Transactions Last Week. All about average/normal weekly numbers for Long Beach multifamily. There was one closed sale that was on the market for 208 days that inflated the Average Days on Market. If that one closed sale is removed the Average Days on Market drops to 27 days.

Long Beach multifamily listing inventory had a good week with 9 New Listings Last Week. The Total Number of Active Listings remained consistent with the last 3-4 weeks at 85 total listings. Prior to that time period inventory was running in the high 90’s to low 100’s for the Total Number of Active Listings . Active Listings, Dollar Volume nudged up slightly to just under $225,000,000.

Los Angeles County

Los Angeles County multifamily had another good week of Closed Sales Last Week with 88 closed sales. Closed Sales - Average Days on Market was 33 days. There were 51 Transactions Sold At or Above Asking Price. This stat is usually about half of the closed sales but last week it was at 58% of the closed sales. LA County is showing continued strong demand from multifamily investors.

Los Angeles County had two SALE OF THE WEEK properties last week. The first one was a 6 unit building on Inglewood Ave. in Hawthorne. This property was listed at $1,360,000 and sold for $1,360,000 in 25 days. Upgrades included new windows, electric meters, interior upgrades, and security cameras. The exterior was recently painted and the driveway/parking area had recently been resurfaced. The property was built in 1957 and the units consisted of all 1 bedroom 1 bath units. The property sold for $226,666 per unit and $490 per sq. ft. The average price per sq. ft in LA County is $507.

The second Los Angeles County SALE OF THE WEEK property was an 8 unit building on Delano St. in Van Nuys. This property was listed at $1,500,000 and sold for $1,500,000 in 20 days. Built in 1962, the units consisted of three 2 bedroom 2 bath, one 2 bedroom 1 bath and four 1 bedroom 1 bath units. There was approx. 40% upside in the rents. The building was located in an area where there are a lot of similar size and style buildings as the subject property. The property sold for $187,500 per unit and just $245 per sq. ft. 

Los Angeles County multifamily inventory had 127 New Listings Last Week. But the Total Number of Active Listings still dropped from 1,714 in the prior week to 1,711 last week. This is another week of lower inventory for Los Angeles County.

San Diego County

San Diego County multifamily had 21 Closed Sales Last Week. Another strong week of closed sales for San Diego County. The Closed Sales - Average Days on Market continued to reflect a tight market with properties taking just 21 days to sell on average and 12 of the 21 closed sales were Transactions Sold At or Above Asking Price. Of the Financed Transactions Last Week, there were 3 transactions financed using VA financing.

There were 19 New Listings Last Week. This kept the Total Number of Active Listings at or above 180 for the fourth consecutive week. Months of Inventory dropped from 13 months to 12 months.  The Active Listings, Dollar Volume moved above $1,400,000,000 for the first time ever.

Riverside County

Riverside County multifamily had just 5 Closed Sales Last week. Riverside County hadn’t seen that few closed sales in over 5 weeks. The Closed Sales - Average Days on Market was 49 days. The Closed Sales - Average Sales Price was way up to $1,115,800. This stat is typically around $500,000-600,000. The increase can be attributed to two transactions in Palm Springs. One was a 12 unit building selling for $2,000,000 and the other was a 9 unit building selling for $1,950,000.

Riverside County had 9 New Listings Last Week. This keeps the Total Number of Active Listings above 90 listings for the second consecutive week.

San Bernardino County multifamily had 7 Closed Sales Last Week. This is the second consecutive slow week for San Bernardino County. The prior week had just 8 closed sales. The typical number of weekly closed sales is around 10-14 closed sales. But the Closed Sales - Average Days on Market was just 8 days. 3 of the 7 closed sales were Transactions Sold At or Above Asking Price.

The listing inventory increased by 12 New Listings Last Week. This puts the Total Number of Active Listings at 130 listings. Which is still below most prior weeks when the Total Number of Active Listings was typically above 140 listings.
