Orange County
The Orange County multifamily market recorded a modest decline in closed sales during July. At the same time, average days on market fell to 45 days, returning to a more typical level.
Active listing inventory has continued to trend upward over the past six months, while monthly sales volume has declined during the past two months. The combination of increasing inventory and fewer completed transactions may indicate that market activity is beginning to moderate. This will be an important trend to monitor as we approach the end of summer.
Both Orange County and the overall Southern California multifamily market experienced a decrease in the number of listings going under contract. While these indicators do not necessarily establish a longer-term trend, they suggest the market may be slowing and warrant close attention in the coming months.
Southern California
The broader Southern California multifamily market displayed similar conditions, with fewer monthly sales accompanied by only a slight decline in active inventory. Expired listings increased significantly, rising from 316 in the previous month to 427 this month.
In addition, both Orange County and the overall Southern California multifamily market experienced a decrease in the number of listings going under contract. While these indicators do not necessarily establish a longer-term trend, they suggest the market may be slowing and warrant close attention in the coming months.
